No surprises is a process, not a promise
Every project runs through the same four phases, with one team responsible for all of them. At each phase you know what's happening, what's included, and what you're paying for — in writing, in your language.
1 Design & drawings
What happens: We start with your property and your goals. We evaluate the site, explain what your city allows, and design the home or ADU with you — layout, size, and key decisions made together, with every technical question answered in Mandarin, Cantonese, or English.
What you receive: A design you've approved and the complete construction drawings your city requires.
2 Permitting
What happens: We submit your plans to the city and manage the entire plan-check process — responses, corrections, and resubmissions. Every SGV city has its own ordinances and timelines; we work with them directly so you don't have to.
What you receive: Approved plans and building permits, plus honest updates on where your application stands. If the city is slow, we tell you it's slow — you'll never be left guessing.
3 Construction
What happens: We build to the approved plans. Inspections, utility work, and coordination are our responsibility. You get regular milestone updates — what's done, what's next, and whether anything affects the timeline.
What you receive: A bilingual point of contact you can actually reach. Questions get answered by someone who knows your project, not relayed through a crew that can't understand them.
4 Final walkthrough & completion
What happens: Before you sign off, we walk the entire project with you — room by room, system by system, in your language. Anything that isn't right goes on a list and gets fixed.
What you receive: A finished, inspected project, final documentation, and clear guidance on caring for your new home or ADU.
